If you’re looking for a shopping companion or company for lunch- don’t call Susan. She and Scott, her husband, put their house in Roseville up for sale with Realtors Alan & Roxie.
Her house is being shown. The lights are on. A young couple is looking at the kitchen, to see how it would fit their family. Your friend is gone. What has happened to Susan and her family?
They have been shanghaied—by the dream of owning a new home. Something better for the entire family.
And that’s the way it happens. Quickly. Not really. They have been thinking of a new home for a long time. They've decided now is the time to purchase. Interest rates are low, prices are excellent, they can choose from a wide selection of homes both new and resale.
The next thing you know they’ll be loading up the moving van, their hearts signing with excitement.
There’s a new sprit in the air around Roseville. The Galleria Mall completed a huge new addition. The Fountains, across Roseville Parkway from the Galleria opened. New, one of a kind stores and restaurants bring excitement and fun.
Their search has started and includes the surrounding areas of;
Lincoln,
Granite Bay,
Rocklin,
Auburn, and
Antelope. Susan can become familiar with the entire region by searching the
Placer County web site. There is some duplication of town information but the site covers outlying areas and Lake Tahoe.
Susan is on the move. She decided to look and dream to find the best home. She has good information availabe to her on the web. She can find many homes that suit her needs without leaving her living room. Using Home Search and talking to Roxie she will decide which areas have the best homes for her family.
Her two childern, Crissey and Riley, are middle school age and active in extra curricular school programs. Susan has been able to gather the information about local school districts, by going to the town's web page (above) and locating the school web site, in every area where she found a home she liked.
There is one house near Whitney Oaks a short distance from Roseville in the town of Rocklin. A subdivision finished about ten years ago and includes the Springfield. retirement community.
This is a special house, in a special setting.

Not too big, 2907 square feet, priced at $479,500. Imagine your family standing on the hillside looking into the lush green tree filled hillside rising up beyond the terraced valley. The area is dotted with homes of different styles and sizes. Lazy streets cris-crossing the hillside in a school-girl quilt pattern as though it were laying rumpled on your grandma’s lap. A big advantage of the location of this home is how close it is to the other retirement communities;
Sun City Roseville and Del Web of Lincoln Hills. Scott's parents are plannng to move to the area soon and may pick one of those communities. This home is just what Susan and Scott wanted. It’s not new, but you can’t call ten old.
Imagine your family here; in this home
The owners have added so much to this house. Extra storage space, a full workbench with over-head lighting and several 110 volt and one 220 volt power outlets in the 3rd car garage. Thick carpet in the hallways, bedrooms, and family room. High ceilings with hidden lights help shadows accent the stone fireplace. Three large bedrooms, den and an extra room, set off from the main family area, which is used as a office, hobby or special craft room. With extra built-in cupboards and shelves. The kitchen is very spacious, large enough to have a round table with seating for six, and has served as a family gathering place, soft brown granite counters blend with appliances.
Does the description of this house entice you, would you be interested in it if you thought you were able to move?

Do you know how to attract buyers?
Incredibly, there are the little secrets most real estate sellers miss entirely. Missing these bits of information can cost you a bundle right here in Roseville.
The turmoil in the real estate market, how do you compete?
• Why do people flock to a house in foreclosure or a bank short sale?
• Proof families are looking for a new home and want to live in your neighborhood.
• How can you take advantage of the real estate traffic?
There are many outstanding opportunities to sell. Families are looking for homes in your neighborhood. They are looking all over the Roseville, Rocklin, Lincoln and surrounding areas. Is your house going to be one they look at? It can be.
Buyers look at the outside of your house first
Chefs tell you “presentation is 50 % of the enjoyment”. Chefs call it plating, presenting every dish with panche. Department stores wrap your packages in their branded boxes and shopping bags. After your purchase is wrapped the clerk walks from behind the counter and hands you the bag or box thanking you for coming into the store.
You must adopt this same "open-welcome" attitude with your house. How you package your home to attract buyers is extremely important.
Present your house to take advantage of its best features
7 proven ways to make your home attractive.
Buyers look for clues. Clues coming from the outside give them an expectation of how the inside has been treated. Simple, but when was the last time was you really looked at the front of your house as a buyer. Remembering, first impressions are lasting. If it doesn’t look inviting, you may have lost thousands of dollars before the buyer enters the doorway.
- The front garden flowers should be full of life.
- Any area not intended to be lawn should be well cultivated.
- The dead plants, branches fallen from trees during the winds, and debris removed.
- Is the outside needing attention to get the house looking its best?
- Do you needed to touch up the paint?
- Do you need to clean under the eaves?
- Clean windows send an instant good impression.
Are the things that caught your attention when you were buying the house? The approach should say
welcome. I've been well cared for. Your home can be the best looking and be the best value in the neighborhood. Look at your house through the eyes of your buyer.
Roxie & Alan can help you make your house attractive, by making suggestions and having the right people available to make your house look its best.
There is a house just off the intersection, a low roofed, white brick, four bedrooms, two and one half baths with a 2-car carport. A narrow, curved, gravel driveway leads to the wooden fenced, rear yard just to the south of the carport parking area. A short covered walkway runs between the house and carport. The house is about 125 feet from the sidewalk and is a bit lower than the road.
Having been for sale 5 months with no offers, the owners were getting frustrated. The reason was easy to spot, there is no TLC, (Tender Loving Care) almost completely over-grown with trees and brush.
The front yard gently sloped toward the house and didn’t have a lawn. The green leaves of the bushy mature trees hung low over the driveway blocking the front view of the house and entry from the road. An over grown landscape is okay for a hermit, but not if you want to attract buyers.
Alan hired and supervised a local company to do the tree trimming and yard cleanup front and back. He hired a painter to paint the trim around the roof edges and carport. In five days, the house was ready for buyers.
Newly planted flowers lined the old pave-stone walkway. The view from the street is of a newly painted, six panel front door. The door is a deep soft red with a small stained glass window about eye level. Painting the entry walls a rich brown made the area look new. Replacing the burned–out light bulb over the door and cleaning the fixture made the area bright and cheerful. The yard, manicured.
The house, if you were driving by, looks as though someone cared.
Does your house pass the drive-by test?
You have won the eyes of a buyer.
Alan,
Thank you so much for all of your professionalism and going over and
Beyond for us.
We have never had so much involvement and concern with any other
Realtor we have dealt with in the past. We never have to wonder
what’s going on as you email weekly reports and keep in touch by
phone as well.
Your personal care is so appreciated. Since we are so far away,
you’ve really given us peace of mind by always being available and
willing to take care of any problem that arises. What would we
have done in some cases such as needing a padlock put on the
gate to keep out a trespasser? You really put out mind at ease just
knowing you are watching out for us.
Again, Alan, we just want to let you know we really appreciate your
professionalism and concern and would gladly recommend you.
Sincerely, Karey
The feeling you want buyers to have is excitement, being a kid, a child looking for adventure, exploring. You want them to feel as though they can sit down and make themselves at home.
Be a buyer for a moment. Walk up to your front door and open it, what do you see, a warm friendly home or an attitude of indifference. Buyers judge a house by feeling. Feeling comfortable, feeling warm and friendly, and feeling homey, secure. Does your house offer a buyer these feelings?
Can you improve the entry of your home, open up the area so you can greet more than one person? Does moving into the room feel natural or do you have to make a detour around furniture or toys. Place the furniture inviting the guests into the living area.
Every family and each house is unique and their combination is without equal.
As long as Roxie and Alan have been selling real estate, they have yet to find two houses or two families exactly alike. It is precisely why there is a family for your home.
There is a home for every family. This is true, but how much a buyer is willing to pay for your home is related to your dollars at closing. You will have more in your bank account when you present your home at it’s best
When you invite Alan & Roxie to come to your home and make suggestions on marketability and appearance, they will give you the benefit of 23 years of bringing buyers and sellers together. They know the hidden signals wives give husbands when you have sparked her interest, what specifically you can do to improve the desirability of your house.
Dear Roxie,
How can Bill & I ever begin to express our thanks and gratitude
for all the special attention we received from you and Alan.
Your vast knowledge of the area and real estate market made
our home purchase a wonderful smooth and easy experience.
Roxie, your unselfish devotion to your clients is evidence of what
a special person you are. We feel extremely fortunate to have
connected with you and hope that our friendship will continue….
Fondly Bill & Sheila
Buyers imagine their things in your house
When buyers start to get interested in your home as theirs, they will in their minds, place their furniture in your home. Buyers look past your furniture, but will use it as a reference in placing their own. This is why an uncluttered room will offer a buyer better opportunity to feel comfortable. Have you ever noticed new homebuilders never fully furnish a new model home? Buyers are given suggestions where to place their furniture.
Presenting your house in the best possible image to a buyer matters to you in more dollars in your bank account at closing. Alan & Roxie know from 23 years of helping sellers stage their homes buyers imagine their family in your home. Help them buy your house with clean and uncluttered rooms.
Do you recognize the buying signals
Serious buyers are on a mission. Focused, having done their homework on the internet. There is a good chance they know more about Roseville and the surrounding area than you do.
Here is an example of having a single task on your mind.
Roxie had been working with a couple. Each day she had shown them many houses. Late on the 4th day they had gathered in her office to write a contract to purchase a wonderful home, four bedroom, den on a large lot, when Mrs. had to get her purse from the car. She asked Roxie for the keys but also asked the color of the car. She had been riding in the car for 4 days and she didn’t know the color.
She had one thing on her mind, to buy a house her family could make into their home. Buyers who have limited time to make major decisions, have just one thing on their minds; find the perfect home! She knows that “perfect” is unlikely but she will investigate every possibility. Shouldn’t your home be one of those possibilities?
How quickly the real estate market changed
The real estate market is different than it was 2 years ago when anyone and everyone who wanted to purchase a home did. There are more homes on the market and fewer buyers today. Sales are down, but not out. Homes are still selling and they are selling for good prices.
You can bet that a person who looks at a foreclosure that is unwelcoming, a bit grungy and maybe a little smelly will be looking for a better home in the same area. That home could be yours. Alan & Roxie can show you how to attain the best price.
Do you know where buyers 1st learn about properties for sale?
Think of the advantage you will have by getting your house to the buyers fast. Knowing where buyers learn about your home can be a great insight to knowing where to advertise. The buyers have given up on newspapers and home magazines. It is not a big secret, 96% of all buyers look to the internet for information. The big catch is how you get them to your home?
A mistake in seeking buyers could be costly
Are you sure you know all the ins and outs of selling your most valuable possession?
When Alan set up his first house purchase it was somewhere between a disaster and a nightmare. He would have paid big money just to have someone to talk to, on the other end of the phone line. Someone who told him what he needed to do, how he needed to do it, the papers he needed to sign and what the time line was going to be, what the cost is and, what his expectations needed to be.
Until he went through the whole thing, he knew nothing. It probably cost him a lot of money and certainly a lot of grief figuring it all out.
This, to Alan & Roxie, is the point of the entire story. This is what every person and family in this country wants to hear—they will, they are the people who will work with you, hold your hand if needed.
No matter what you think and say in public, every one of us had at some point and time just wished someone had taken us by the hand and shown us the path. Put all the marketing speak aside and just say here’s what you need to do, they will do that.
Dear Alan and Roxie,
How much I appreciate you both for your help in my recent house buy. You made it easy.
Every real estate agent tries to match the client with the home most fitting their needs and
desires. As always, and we've worked together since 1991, you have gone way beyond duty
and meeting my high expectations. And you haven't abandoned me just because the closing
is over.
I have flirted with real estate as an investment sometime, and have kept you busy over
the years. Along with the trust I had in you both from the beginning, a friendship has grown
along with the number of "deals" we worked out together. Friendship like ours won't happen
with all your clients, but you make it likely that a great many of your associates in business
will also be your friends.
I am an older woman who sometimes has problems, unlikely as that may seem, and
I free free to call on you for help. You don't fail me. In real estate matters, you have
a solution or at least a way or place where I can find one. In non real estate issues, I have
in you a combination of "Dear Abby", Dr. Brothers, and Warren Buffet. Maybe not quite,
but you get the idea. Thank you. stay in touch.
Sincerely,
Peggy
